Our commercial management plan includes the following services:

Property Management

  • Our property management team includes a senior property manager, dedicated property manager, senior bookkeeper and dedicated bookkeeper
  • Management and supervision maintenance staff
  • Rent Collection
  • Monthly Reporting to Ownership
  • Processing and Payment of Operating Expenses
  • Negotiations of Contracts and Contract Renewals with Affiliates
  • Security review and project management

No additional fees are assessed in relation to the following duties and processes:

  • Lease renewal process – Lease renewals will be prepared by our management staff and distributed prior to the lease expiration. The property manager will communicate and coordinate with tenants for the renewal of their lease.

Financial

  • Rent collection and payment of expenses
  • Provide Monthly Reports to ownership (sample reports enclosed)
  • Year-end reconciliation of CAM and Taxes
  • Assist ownership with year-end reports necessary for income tax preparation
  • Assist in the collection of delinquent rents

Management of Building Services

  • Selection of Suppliers of Services and Materials
  • Business/Disaster Recovery
  • Development and Management of Preventative Maintenance Program
  • Financial Control and Expense Reporting
  • Management and Supervision of Subcontractors and Subcontracts
  • Ongoing Risk Assessment and Evaluations
  • Window Maintenance

Delinquency Procedures

  • Late notices are mailed after the due date to all delinquent tenants
  • The ownership along with management will develop policies relating to delinquent rent of which will be administrated by management
  • We also have available to us legal counsel that specializes in Landlord/Tenant Law and other Real Estate issues.
