Move Out Instructions

We sincerely hope you have enjoyed your tenancy at the property. If you are reading this your lease is most likely expiring soon and this should help you with the move out process. Our leases typically expire on the last day of the month at NOON (i.e. April 30th, July 31st, August 31st). Please check your lease or contact your manager if you are unsure of the lease expiration date.

Please make sure you are aware of the move-out procedures below and have made arrangements to complete your move by noon on the last day of the month that your tenacy ends. Be sure to communicate the the instructions below to your roommate(s), if applicable, as well. Please keep in mind that we most likely have procured tenant(s) for your apartment and they are scheduled to move in on the first; the day after you move out. If you have not already scheduled a final inspection of your apartment, please contact your property manager immediately.

This being said, please make note of the following:

  • When vacating your unit, we recommend that you hire a cleaning service. If you are in need of a cleaning service contact your property manager at (773) 975-7234, and he/she will be able to refer you to a qualified cleaning service company. Be sure to clean the bathtub/shower, toilet, interior/exterior of all appliances, all counter tops, interior/exterior of all cabinets, and floors throughout the apartment. These are the areas that typically need the most attention and are the reason behind the vast majority of tenant charge-backs at move-out.
  • Please refer to the estimated damages charge sheet, which is part of your lease, to avoid any charges for damages. If you need a copy of this please contact your manager.
  • All moving MUST be made through the rear entrance of the apartment, back hallway(s), and/or porch of the property (if applicable). Failure to move out in this manner will result in charges for any and all damages incurred. Unless the second exit is an emergency fire escape all moving should be done through the rear entrances.
  • If your property has an elevator please note that the elevator must be reserved and any applicable fees must be paid in advance.
  • Please leave all keys (complete sets with mailbox, gate, basement and storage keys) on the kitchen counter as incomplete sets are charged at $50 per incomplete or missing set. You are required to leave an equal number of keys sets as names on the lease (example: 2 names = 2 keys sets). Please also leave the front door of the apartment unlocked so we may access when you are done.
  • Along with your keys please leave a note with your forwarding address information on the kitchen counter so we can provide it to the Postal Service in the event of a mistake.
  • Our contractors will begin setting up equipment and prepping your unit on the morning of your move out. Please make sure that you are in the process of completing your move-out at this time as our contractors typically start painting shortly after your tenancy expires at noon. If you have painted your apartment during your tenancy, you must repaint all walls in the original paint color (Benjamin Moore Bone White) prior to your move-out in order to avoid being charged for primer and painting. Please remove all window treatments, shelving, and decorations upon your move-out. If you have any questions about this please notify your property manager immediately in order to avoid any issues.
